Since value and return of a property depend to a high degree on the annual rental income, we also are an active partner with regards to the letting of vacancies and re-letting.
Besides our focus on optimising and improving existing relationships with tenants, we also take care about the letting and the re-letting. Our aim is not only to explore the current market situation but also the current rental and revenue opportunities and implement them.
The area of rental management includes amongst others the following activities: definition of the optimal rental channels and rental activities (e.g. internet and newspaper ads, external rental partners, flyer, radio advertising, real estate broker, …), subsequent implementation of agreed rental activities, if existing, supervision and control of external real estate agents, showings, contract negotiations and the design and signing of the contract.
Rental phases:
- Visit of vacancies and definition of the possible rent
- Analysis of location conditions, definition of potential tenants, necessary refurbishment measures, the industry to focus and the possible type of use (for commercials)
- Definition of optimal letting activities (e.g. flyer, newspaper ads, radio advertising, rental signs, external partners and rental agents, ...) and implementation of the letting activities
- If existing, supervision and control of external real estate brokers and partners
- Showings
- Contract negotiations and drafting with the aim of optimising the contract value
- Signing of contract
It is important to note that the above mentioned rental periods only provide a rough list to get an overview.
